Phoenix Is Pulling Off An Urban Miracle: Transforming Into A Walkable City

The city that had long been the poster child of sprawl is putting its gears in reverse. With a new light rail line and a plan to make the city's core denser and more desirable, it's on the path to success.

For decades, Phoenix was the poster child for sprawl: Before the housing crash, developers were building 60,000 new homes a year in the desert at the edges of the city. But when the market fell apart and some of those new neighborhoods turned into instant ghost towns, the city learned its lesson and committed to moving in the other direction--walkable neighborhoods connected by public transit.

The transformation started with a new light rail line that connects far-flung communities, and now the areas around each stop will be developed into denser, urban places where people actually want to spend time outside.


"By building a new mode of transportation, the city stated its desire to live differently,” says Galina Tachieva, a sustainable planning partner at*Duany Plater-Zyberk & Company, a consultancy that is helping the city figure out how to reverse sprawl.

After working through a series of community workshops, the design team mocked up a series of before-and-after shots showing how city streets will change--with narrower roads, bike lanes, sidewalk cafes, and new parks replacing vast swaths of concrete.

The new neighborhoods will be built over the next couple of decades, backed by a new walkable zoning code that will fight any chance of future sprawl. "Maybe some of these solutions look radical and quite ambitious, but they’re possible because the most expensive element is already in--the light rail," says Tachieva.

Newly released population data show the Phoenix metro area’s population surpassed 4.3 million last year.

The Valley is the 13th largest metropolitan area in the U.S., according to these new numbers from the U.S. Census Bureau.

The federal agency puts the population of metro Phoenix at just under 4.33 million in 2012, up from 4.19 million in 2010, when Phoenix ranked 14th.

The new numbers show the population in Southern California also continues to grow.

There are close to 20.6 million people living in Los Angeles, Orange County, Riverside and San Diego combined, according to 2012 data. That is up from 20.1 million in that area two years ago.

The Census Bureau counts LA, Riverside and San Diego as separate metro areas. That makes New York the biggest U.S. metro, with 19.83 million people.

Riverside and San Bernardino County actually have a population (4.35 million) larger than Phoenix, Detroit, Minneapolis, Tampa or Seattle.

The population of metro Las Vegas also grew the past two years, surpassing the 2 million mark, ranking 31st. It had 1.95 million people in the 2010 census.

Tucson ranks at the 53rd most populous U.S. metro area, with 992,400 residents. The Old Pueblo had 980,300 residents two years ago.

When a person studies the NWO, it often does not include the "hidden agenda" within the over-arching agenda. Such as the Rapid Urbanization of America. Some may say this is NON-SENSE,however,the facts say otherwise.

What you will never read anywhere in any "business journal" is that Arizona is unique and ever prosperous, because of it's location between Super Wealthy California and Super Wealthy Texas thus giving it a prosperous advantage over any other state within the United States.

In Palm Springs, Calif., a $1 million home was just built — with plans resurrected from 1951. The original sold for about $15,000, and was called an Eichler, after developer Joseph Eichler, who offered well-designed, well-built tract homes to the masses a half-century ago.

Bernie Grossman and his wife, Lyla, bought their Eichler home in 1963. Bernie was starting a law practice, and a client told him about these new modern houses going up in Granada Hills, about 45 minutes from downtown Los Angeles. "He said way up here in this wasteland there's some crazy builders building a house ... I looked at them and, I dunno, they're kind of weird," Grossman recalls.

Super Bowl drew record breaking crowds to Phoenix

PHOENIX -- Downtown Phoenix had recorded breaking crowds due to the Super Bowl last weekend. Phoenix Mayor Greg Stanton said out-of-town fans put the city's employees to the test.

"This was the biggest event that we have ever held in Phoenix," Stanton said

Mayor Stanton said public safety employees were tested Saturday night when a section of Verizon Super Bowl Central reached max capacity.

"We were as prepared as could possibly be for crowds of this size and magnitude and we are ready to do it again," he said.

Here is a look at some of the city's record-breaking numbers from Super Bowl Weekend:

• Valley Metro's light rail doubled its previous record of most passengers in one day. 126,000 people rode the trains on Saturday which topped its previous high of 66,000. That was set December 7, 2013 when a Beyoncé Concert and ASU game caused a spike in travelers.

• The Phoenix Convention Center had 177,000 visitors over the weekend for the NFL Experience. The previous record was set in 2010 when 110,000 people visited the center for a Major League Baseball event.

• Sky Harbor estimated nearly 200,000 passengers were at the airport Monday due to a large number of Super Bowl fans leaving the Valley. The airport averages 100,000 passengers per day.

• There were more than one-million social media hits for "Phoenix" during Super Bowl week.

• Rental Car Companies in the Metro-Phoenix area had three times the average amount of rental car customers returning vehicles Monday.

The Arizona Super Bowl Host Committee is confident that the super-sized numbers translate into real difference locally, helping businesses and residents.

"We absolutely believe that the economic impact and the media impact of Super Bowl XLIX is... you almost can't put a price on it," said Jay Parry, President and CEO of the Arizona Super Bowl Host Committee. "Because it really does position us well for the future and being positioned as that world-class destination."
